Many homebuyers are surprised to learn that there are loan programs available for a wide range of credit profiles. Credit score requirements, loan terms, down payment requirements, and qualification standards vary by lender and loan program.


The best way to understand your options is to speak with a licensed mortgage professional who can review your individual financial situation and explain which programs may be available to you.

Closing costs vary based on the purchase price, loan program, lender fees, prepaid expenses, property taxes, homeowner's insurance, and any credits negotiated as part of the transaction.


While every situation is different, buyers often budget approximately 2% to 5% of the purchase price for closing costs and prepaid expenses. Your lender will provide a Loan Estimate outlining the costs associated with your specific loan and transaction.


Common buyer closing costs may include:

  • Lender fees 
  • Title and escrow fees 
  • Appraisal fees 
  • Home inspection costs 
  • Prepaid property taxes and homeowner's insurance 
  • Recording fees 
  • HOA transfer or setup fees (when applicable) 


If you're concerned about closing costs, there may be options available, such as seller concessions or lender programs. A licensed mortgage professional can help you understand the costs associated with your specific loan scenario.


A listing agent represents the seller and is hired to market the home, negotiate offers, and help the seller achieve the best possible terms and price for their property.

A buyer's agent represents the buyer and helps identify suitable properties, schedule showings, evaluate options, negotiate offers, coordinate inspections, review disclosures, and guide the buyer through the purchase process.

While both agents work toward a successful transaction, their responsibilities and fiduciary duties are different. A buyer's agent advocates for the buyer's interests, while a listing agent represents the seller's interests.

In some situations, a single agent may represent both parties in a transaction, known as dual representation, if permitted by state law and agreed to by all parties involved.


Earnest money is a good-faith deposit submitted with an offer to purchase a home. It demonstrates to the seller that you are serious about moving forward with the transaction and are willing to commit financially while the property is under contract.


The amount of earnest money varies depending on the purchase price, market conditions, and the terms negotiated between the buyer and seller. There is no fixed amount required, and the deposit is typically held by a neutral third party, such as a title or escrow company.


Earnest money may be refundable under certain circumstances if the purchase agreement includes contingencies and the buyer acts within the deadlines outlined in the contract.


Examples may include:

  • The buyer cancels during an agreed-upon inspection or due diligence period. 
  • The property does not appraise as required by the contract. 
  • Financing cannot be obtained subject to the terms of the financing contingency. 
  • Title or other contractual issues arise that cannot be resolved. 
  • Another contingency specifically negotiated by the parties is not satisfied.


Earnest money may be at risk if a buyer fails to comply with the terms of the purchase agreement, misses contractual deadlines, or cancels the transaction outside of the protections provided by the contract.

The best time to buy a home depends on your personal goals, financial situation, and housing needs rather than a specific month or season.

Some buyers focus on finding the right home and monthly payment, while others may prioritize inventory, competition, interest rates, or long-term plans. Market conditions can change throughout the year, and there is rarely a single "perfect" time to buy.


In Las Vegas, buyer activity often increases during the spring and summer months, while some buyers find less competition during the fall and winter. However, opportunities can be found in any market.

The most important factors are whether you are financially prepared, have a clear understanding of your budget, and are ready to move forward when the right home becomes available.
