The best neighborhood depends on whether you prioritize schools, newer homes, outdoor recreation, commute times, lot size, or HOA amenities.
While larger homes can be found throughout the valley, many buyers looking for bigger lots, RV parking, custom homes, and more space often focus on Northwest Las Vegas neighborhoods near Lone Mountain, Gilcrease, Log Cabin Ranch, and the rural preservation areas of 89131 and 89149.

Here is exactly how the value breaks down for smart buyers looking to maximize their dollar:
1. Northwest Vegas vs. Summerlin: The 15% Discount
Northwest neighborhoods like Centennial Hills and Skye Canyon offer the exact same clean suburban aesthetic, new schools, and mountain views as nearby Summerlin, but at a 10% to 15% discount on price. You are getting the same quality of life without paying a premium just for a master-planned brand name and usually on larger lots.
2. Maximizing "Utility" and Square Footage
The Northwest features unique Rural Preservation Neighborhoods (RPNs) where homes sit on half-acre to multi-acre lots. On the East side or in southern master-planned tracts, land is tightly compressed. In the Northwest, your dollar buys physical utility—giving you the space to build detached workshops, park large RVs, or install private pools without corporate restrictions or HOA fines.

The Northwest is actively absorbing a major portion of the valley's population growth. No. Just because a home lacks an HOA does not mean it is a lawless wild west. All non-HOA homes in Las Vegas are fully subject to City of Las Vegas or Clark County Code Enforcement. Local ordinances strictly prohibit public nuisances, overgrown weeds, illegal parking, and unpermitted business operations. The only difference is that you report violations to a city inspector instead of dealing with a subjective HOA board member.
Many non-HOA homes in the Northwest sit on Rural Preservation lots, which can mean they often operate on private well water and septic systems rather than city utilities. While this saves you money on monthly utility bills, it requires specialized inspections during the buying process to ensure the water, tank and well pump are in perfect condition. Yes, and you need to watch out for them. Many of the newer, high-value communities in the Northwest utilize SID/LID (Special/Local Improvement District) assessments.
